The tropical location of this project was along way away from the snow loads and earthquakes of Northern Nevada.  One year after the original construction completion, eroding sand caused by a hurricane damaged one wing of the hotel, requiring reconstruction.  Ten years later Smith Design Group is evaluating the 12,000 SF, 8-Unit, 16-Bedroom, 24-Bathroom Condo-Hotel's and 4,000 SF Restaurant's floor plans, finishes, amenities, infra-structure and systems to prepare a scope of work for a major renovation.  Impact on the marginal infra-structure required consideration of water-saving fixtures and low-voltage lighting.  The small labor force on the island led us to design complete architectural woodwork components that could be shop fabricated and site installed with the minimum of labor.
